Nine Palms Ranch
A private oceanside community on the East Cape. Whole ownership and deeded fractional ownership, so an owner holds a titled asset they can use, rent, or sell.

Nine Palms Ranch is the project that brought outside capital into the firm. In August 2024 Aktiva Capital, a private investment fund based in Mexico City, invested $8.5 million alongside its partners to launch it. Business Insider carried the announcement.
The site sits on the East Cape, where dramatic desert landscape cascades into the Sea of Cortez and the coast still evokes Cabo from decades past. The community is designed to preserve exactly that: accessible primarily by foot, with scenic trails leading residents and guests to a beach club reachable only by those trails, with the occasional support of electric golf carts. A boutique hotel, a spa, and outdoor recreation complete the oceanside ranch.
Ownership runs two ways, whole and deeded fractional. Fractional here means title, not a membership: the owner can use the asset, rent it, or sell it.
The firm holds every phase of the project. Land, design, permitting, construction, capital, and sale. Investors welcome.
